Understood but the ‘simple numbers’ are your numbers. My point throughout has been that there are multiple variations of how to be successful in this industry. MHU only sees the industry in it’s own singular view.

We have similar operations and I agree with your assessments. We treat our parks as businesses. We have an in house maintenance team that handles all our repairs and upkeep. By maintaining our assets we keep our rents high and our overall maintenance costs low. Other out of state PE TOH parks in the communities we serve are absolute disasters.

Interesting. As the result of a lawsuit settlement, we took over a park that was rundown, with basically no books. Within a couple of weeks we were approached by a broker with an offer. That buyer fell through but he had another buyer in 48 hours. Price was 30% over what the court value was.
